Set The PACE St. Louis
Owners, operators and developers of commercial and industrial facilities have access to affordable, easy-to-use financing for energy efficiency and renewable energy investments through a Property Assessed Clean Energy (PACE) program approved by the City of St. Louis — known as Set The PACE St. Louis — and overseen by the Clean Energy Development Board (CEDB) that is staffed by SLDC. The program is administered by the Missouri Energy Initiative, a Missouri-based 501(c)(3) non-profit corporation.
Set The PACE St. Louis provides financing and allows business owners within the city to fund qualifying energy efficiency and clean energy improvements through a voluntary tax assessment. Property owners pay for the improvements over the term of the loan and the repayment obligation transfers automatically to the next owner if the property is sold. Similar to a sewer tax assessment, capital provided under the PACE program is secured by a lien on the property, so capital can be raised from the private sector with no government financing required.
PACE financing offers a broad range of benefits to business owners, commercial real estate developers, the community, as well as energy efficiency/renewable energy contractors. Under the Missouri PACE Act, the economic benefits of qualifying projects must exceed the project cost to the building owner.
